應(yīng)用SPSS對(duì)房地產(chǎn)的決策分析
【摘要】近年來(lái)，一些地區(qū)房地產(chǎn)投資幅度偏快、房?jī)r(jià)上漲過(guò)高。在房?jī)r(jià)上漲比較快的地方，伴隨著商品房結(jié)構(gòu)的不合理，中低價(jià)位、中小戶型房屋嚴(yán)重供不應(yīng)求。房?jī)r(jià)上漲與投機(jī)性購(gòu)房相互推動(dòng)；房?jī)r(jià)上漲帶來(lái)了大家對(duì)房?jī)r(jià)不斷上漲的期望值，投機(jī)和投資的人更多地進(jìn)入，又進(jìn)一步造成房地產(chǎn)的供不應(yīng)求和房?jī)r(jià)的進(jìn)一步攀升。這些問(wèn)題帶來(lái)了生產(chǎn)資料的價(jià)格上漲，涉及到普通居民居住權(quán)益的保障，既影響國(guó)民經(jīng)濟(jì)的健康發(fā)展，也涉及到社會(huì)的穩(wěn)定。因此，希望能夠通過(guò)分析與各地區(qū)房地產(chǎn)業(yè)發(fā)展有關(guān)的經(jīng)濟(jì)、社會(huì)指標(biāo)，對(duì)各省市的房地產(chǎn)的供求水平進(jìn)行初步判斷，從而制定相應(yīng)的宏觀調(diào)控政策。

【Abstract】In recent years, some real estate investment ranges in region are quickly partial to, the building price once soared Gao.Soar quicker place in the building price, accompany with the absurdity of merchandise building structure, in low price, in small family type the house serious supply falls short of demand.The building price soars to buy a mutual push of building with speculation;The building price soared to bring everyone to continuously soar to the building price of expectation value, the person of speculation and investment morely gets into and results in the further increasing of the supply falls short of demand and building price of real estate further again.These problems brought the price of production data to soar and involved the common residents live the guarantee of the rights, since influence the healthy development of national economy, also involve a social stability.Therefore, hope to pass analytical have relation with everyplace the area real estate industry development of economy, social index sign, carry on initial judgment to the supply level of the real estate of each city, draw up thus homologous of the macro view adjust to control a policy.
