摘 要
房地產(chǎn)項目開發(fā)前期的可行性研究工作,是指導開發(fā)商進行科學決策和實施后期的項目設計與建設的重要依據(jù),在相當程度上影響著項目的績效,甚至成效。
本論文研究工作所對應的開發(fā)階段是從取得項目開發(fā)權(quán)至委托設計為止,研究工作的目的在于使開發(fā)商自身對于市場供求,投資可行性有一個全面的認識,用于指導后續(xù)開發(fā)行為。
研究工作分三部分,第一部分,筆者收集了大量的區(qū)域背景資料和房地產(chǎn)發(fā)展資料,將該項目和周邊樓盤進行了橫向比較,集中分析了項目的優(yōu)勢、劣勢以及項目的機遇、威脅,通過SWOT分析,得出項目實施可行和需要在實施中解決的問題。
第二部分,在大量參考數(shù)據(jù)的基礎上進行項目的成本測算,收入測算,資金籌措和主要財務指標的敏感性分析,從而運用多種財務分析方法得出項目可行的結(jié)論。
第三部分是項目可行性分析的結(jié)論以及實施建議。

The present paper research work corresponds the phase of exploitationis from obtains the project development power to the request design upto, the research work goal lies in enable developer oneself regardingthe market supply and demand, the investment feasibility to have acomprehensive understanding, uses in to instruct the followingdevelopment behavior.
Research work was divided into three parts, Part one, I have collected a large number of regional background materials and real estate and developed the materials, having compared this project horizontally with the peripheral building, advantage, opportunity of inferior position and project, threat of the centralized analysis project, through SWOT analysis, the feasible problem needing solving in implementing that obtain project implementation.
Part two ,The cost carrying on the project on the basis of a large number of reference datas is calculated, the income is calculated, the sensitiveness of capital collection and main financial index is analyzed, thus use many kinds of financial analytical methods to draw the conclusion with feasible project.
Part three Conclusion and implementation analyzed by the project feasibility are proposed.
